The Best VA Loan Rates Are Determined By Credit Score

Before you can obtain a VA home loan you must determine your VA Loan Eligibility

You can do this by contacting the Wendy Thompson lending team, who will help you obtain the documents needed to proceed.

The next step is having Wendy Thompson’s team get you pre-approved for a VA home loan amount so you can confidently find a dream home that you can afford.

Here’s the thing, you also want to get the best VA loan rates so your interest payments will be lower.

To get the best VA loan rates it will be mostly based on your credit score

The higher your credit score, the lower the APR rate will be.

Conversely, the lower your credit score the higher your APR rate will be.

As you’ll see below in the mortgage charts, the lower your APR rate, the less you will have to pay on a monthly basis for your loan.

The Wendy Thompson lending team can help explain how your debt to income ratio will effect how much of a monthly payment you can afford.

VA Home Loan Quote

Generally, VA home loan brokers will want your debt to income ratio to be no more than 30% to 40% of your monthly income.

So, basically, the better your credit score, the lower your monthly payments will be.

This means you will have a lower debt to income ratio and can afford a larger VA home loan amount.

Thus, a more expensive house, if you choose.

Best VA Loan Rates For A $300,000 To $320,000 Mortgage

Let’s look at a couple case studies for a $300,000, $310,000 or $320,000 VA home loan mortgage.

Let’s say that you would like to take out a $300,000 mortgage to buy the home of your dreams.

Take a look at the chart below and look at the monthly payments for a $300,000 VA loan if you have a credit score in the range of 765, 785 or 805.

Do you see where it shows the monthly mortgage payment is $1,313.00 for 30 years?

Now, take a look at people who have a credit score of 700, 725 or even 750.

They would have a monthly payment of $21 more for the next 30 years because of their credit score being lower.  That’s a $7,560 difference over the life of the loan!

Military Can Achieve The Dream of Home Ownership with VA Loan

Best VA Loan Rates For A $350,000 To $370,000 Mortgage

If you look through your credit report and find mistakes.

You will dispute those mistakes which can result in an increase in your credit report.

Imagine if a few corrected mistakes allowed you to afford a larger VA home loan in the $350,000, $360,000 or $370,000 range.

This could mean you could afford a house with an extra bathroom, more square footage or in a better school district.

What I’m trying to impart on you is that your credit score, whether it is 640, 680, 725 or 830 will really determine your monthly payment amount.

A VA loan for $350,000 could have a monthly payment of $1,778.00 for a credit score of 760, 779 or 799.

Or, that same $350,000 VA mortgage could have a monthly payment of $2,123.00 for a lower credit score of 600, 610 or 635.

This is a huge difference and when you consider how this effects your debt to income ratio, it could be the difference of qualifying for a $300,000 loan or a $350,000 loan.

Best VA Loan Rates For A $375,000 To $395,000 Mortgage

Consider this, someone with a credit score of 770, 790 or 815 can qualify for a VA loan as much as $50,000 more than someone with a credit score of 621, 632 or 636.

So, if you wanted to buy a house for $375,000, $385,000 or $395,000, if you had a higher credit score, your debt to income ratio would be better than someone with a lower credit score.

I want to be sure you understand that the best VA loan rates are determined by credit score.

Let’s consider this example:

Two military service members make the exact same amount of money.

Their auto loan payments, credit card payments, and all other debts are exactly the same.

However, Service Member A has excellent credit, say a credit score of 792, 814 or even 836, and Service Member B has a poor credit score of 622, 634 or 636.

They both are told that with their debt to income ratio’s they can afford a VA home loan with monthly payments of $2,007.

Are you following me so far?

We have two identical people, with identical debts, making the same amount of money each month but one has excellent credit and the other has poor credit.

Watch what I’m about to reveal, this is really telling of how important it is to contact the Wendy Thompson lending team to discuss your credit score.

Service Member A (Excellent Credit) can qualify for a VA Home loan in the amount of $395,000.00.

Service Member B (Poor Credit) can qualify for a VA Home loan in the amount of $330,000.00.

By having excellent credit, Service Member A can afford a home $65,000.00 more than Service Member B.

There are many ways to increase your credit score quickly, whether you have a 640 credit score or a 789, the Wendy Thompson lending team will work hard to get you the best VA loan rates around!
